I know you hear it all the time, but you really must see a lender and get your ducks in a row before going out looking for homes. Believing in what you can afford compared to what you can actually afford are two different things. One will break your heart and maybe cause lots of unnecessary embarrassment; the other will enable you to look at homes within your budget and empower you to negotiate in earnest!

A good Realtor® will have at least 2 or 3 contacts for you to go and see. Whether at your own bank or with an independent mortgage officer, it's really worth your while doing this first. Once you have your Pre-Authorization letter - or even better - your Pre-Qualified letter from your favorite lender, you're literally good to go. Realtors® love it when clients come prepared and firing on all cylinders. So do sellers, by the way.

In order for a seller to even consider an offer, no matter how good, they need to know that the buyer is in a position to go ahead with the deal. With my own listings: no letter = no offer!

So when your Realtor® persists in asking you that 'rude question' regarding your finances, it's not just to be nosey; it's them being diligent and professional. It's the Realtor's job to get both sides to the closing table, and no one ever got there not knowing what they could afford.
